The Antelope Springs Ranch is located 12 miles west of Cohagen or 71 miles North West of Miles City, Montana. The ranch is located in Garfield and Rosebud Counties. The name Antelope Springs comes from the natural springs found on the ranch named by the local ranchers as Antelope Springs. The Antelope Springs Ranch is a well-blended ranch consisting of 43,300+/- Deeded acres, 3,200+/- State, 2,600+/- BLM, and 3,876+/- private lease for a total of over 53,000+/- acres. This area of Montana is a vast area of grasslands that are gentle rolling hills. There are 2 sets of excellent improvements on the ranch. These improvements are as nice as any found on a working ranch in Montana. This is one of the better-watered ranches in eastern Montana with reservoirs, springs, wells, and water lines. The Antelope Springs Ranch is one of the finest well-kept ranches on the market today. This ranch is a low cost, low over head ranch. As ranches go, this ranch is very easy to operate. GENERAL DESCRIPTION The Antelope Springs Ranch has gentle rolling terrain with a few sandstone rocks out croppings. There is very little wasteland but adequate protection for livestock and wildlife. The elevation ranges from 2,840 to over 3,300 ft. The ranch is a well-sodded ranch with side oats gramma, western wheat grass, blue bunch wheatgrass, early June grasses, and crested wheat grass. This ranch under the present system of management is a low cost per animal unit operation. CLIMATE The annual precipitation reported by the National Weather Service is between 9-14 inches of annual precipitation. April, May, and June are the wettest months normally with average temperatures 82 degrees F in the summer and 25 degrees F in the winter. The location of the Antelope Springs Ranch makes it warmer in the winter and cooler in the summer due to the elevation of the ranch. IMPROVEMENTS The improvements on the Antelope Springs Ranch are exceptional. The main home was custom built in 1998 with 3,800 sq. ft. with 6 bedrooms and 5 baths plus a beautiful kitchen. The home is tastefully designed and is very comfortable. The second home was remodeled in 2000 and has 5 bedrooms with 2 baths. Also located at the headquarters are 2 calving barns, capable of handling large number of cattle in inclimate weather with corrals and a State certified livestock scale. The equipment is stored inside and a heated shop is available for repairs plus to keep vehicles warm if there is a need during the winter months. At the Western unit there are 2 very nice homes, which have recently been remodeled, they are 5-6 bedroom homes, which are presently used by hunters. There are 2 large Quonsets, horse barn, and working corrals. WATER – DOMESTIC/STOCK The ranch has good domestic water and plenty of it at the homes. The ranch has live year round springs, more than 150 pits and reservoirs, 27 miles of pipelines, 8 windmills, 1 solar well and 11 electric wells. Every pasture has more than one source of water. Under present management the goal is to have water available within a 1/2mile for livestock. The Antelope Springs Ranch is enrolled in an EQIP program for even more water development. This is one of the best, watered ranches in eastern Montana. All of the water rights will transfer at closing. One of the wells and pipeline is shared with a neighbor. WILDLIFE Mule Deer and antelope are plentiful. The ranch provides habitat for thousand of nesting waterfowl, upland birds, sage hens, and songbirds of all types. In the hunting season hunters stay in comfort at the Antelope Spring Unit. Several of the large reservoirs have been stocked with fish. SURROUNDING COMMUNITES Miles City is 1.5 hours from the ranch with 12 miles of county road and 60 miles of pavement on highway 59. Miles City has all of the services needed and is famous for the Bucking Horse sale in May. Jordan is 36 miles to the north with grocery store, gas station plus churches and K thru 12 schools. Forsyth is 40 miles south of the Antelope Springs Ranch via a dirt and gravel county road. Airport service is available in Jordan, Miles City, and Billings has national airline connection. Jordan is capable of landing twin engine planes with the Miles City airport handling jets. Cohagen has a school K thru 8 plus there is a Post Office. TAXES The 2005 Real Estate Taxes are $2,231.87 for Rosebud County and $21,038.35 for Garfield County where the largest portion of the ranch is located as well as the improvements. MINERAL RIGHTS Half of the now owned mineral rights would transfer at closing with a full price offer. COMMENT The Antelope Springs Ranch is one of the best ranches on today’s market. Enough can not be said about the stewardship the ranch shows. This ranch operates with as minimum of labor and equipment. Currently the ranch has 1,000 cows, 400 yearling heifers and bulls for breeding plus saddle horses ran for a year around operation. The owner will purchase 300 to 400 ton of hay for wintering livestock, however generally will not need to use this amount of hay.
